REASONS TO SELL AT AUCTION
•Seller knows the exact date that property will be sold. This will prevent the property from being listed and shown numerous times in a listing period.
•Brings pre-qualified buyers that are prepared to buy. This avoids common contingencies such as financing or buyer selling their current property which can frustrate closing of a traditional sale.
•Seller pays no up front advertising cost if the property is sold absolute. Advertising cost will then be deducted from final settlement owed to seller.
•Seller pays no real estate commission as buyers are charged a 10% buyers premium.
•The auction is focused on your property alone and creates urgency among buyers to act now or get left behind.
•Your property may be one of thousands when listed in Real Estate the ordinary way and can often be overlooked when advertised on the MLS or traditional advertising guides.
•Auctions help seller avoid cost that drain your equity such as maintenance, insurance and taxes. The auction process allows you to walk away with maximum amount of profit.
•Buyers do there homework in advance and arrive ready to bid on sale day.
•Property is sold in an "as is" condition.
•Seller pays no closing with exception of warranty deed and survey.
REASONS TO BUY AT AUCTION
•Property owners are motivated to sell.
•Purchase date and closing are predetermined.
•Auctions allow the buyer to remove contingencies and avoid lengthy negotiation periods.
•Buyers set the purchase price.
•At auction you know that you competing on a level playing field. This prevents another person from buying property out from under you.
ABSOLUTE vs. RESERVE
•An "absolute" auction is an auction in which property is sold with no minimum bid. The property will be sold regardless of the final price.
•If an item is being sold with "reserve" this simply means that there is a set price it must reach before it can be sold. At our auctions we sometimes refer to a "reserve" item as being sold "subject to seller confirmation".
REAL ESTATE AUCTION INFORMATION
•The terms and conditions for each sale will be presented by the auctioneer prior to starting the auction.
•The Auction Company is an agent for the seller only.
• A 10% buyer's premium will be added to the highest bid and that shall be the total purchase price.
•An escrow payment of 20% must be paid down on auction day. This deposit is non-refundable with the balance due at closing within 30 days.
•The Buyer will be responsible for all closing cost, title opinion and title insurance.
•It is the buyer's responsible to inspect the property prior to bidding.
•Property is sold "as is".
•Ask questions if you are unsure of how the process works because when the hammer falls and it's "sold" you become the legal owner.
